Sitting between a commercial lender and a commercial appraiser can be a delicate balancing act. We
casually refer to ourselves as the net on a tennis court. We are in the middle, set at a certain height and
width, a particular tautness, and before one side can serve or volley to the other, you need to clear our
net and stay within the pre-defined boundaries.

Lenders have business needs and desires that do not always translate into the appraiser vernacular,
and vice versa. Misunderstanding and miscommunication are the two biggest reasons that commercial
valuations are inadequate or delivered late. 3SG's Appraisal Relations Group intermediates not only on
the lender’s behalf, but on the appraiser’s as well, filling the critical collaboration gap between lenders
and appraisers.

What you should know about us
We secure appraisal fees before Engagement and typically pay your invoice within 10 business days
after report completion - why wait 30 days or more?

Our lending clients have requirements, and so do you. 3SG mends both sides needs into a mutually
agreeable USPAP-accepted engagement document.

We are truly 'doc dogs' - relentless pursuit of relevant supporting documentation and information. We
never give up. Combined with our Scope of Work diligence, this results in better use of your time and
maximizing staff utilization.

We manage the clock - delays sometimes happen, whether it's the 'surprise' during inspection or
waiting on more docs needed for the report build, we'll communicate Agreed Upon Delays (AUD) back to
the client and add more time to the delivery window - it's only fair.

Our Quality Assurance Review Team works on your behalf too! A better product and better service
results in more repeat and reliable engagements down the road. We insist on PDF and soft copies for
everything - cutting down on your cost of delivery.
